Rivergate Neighborhood Guide

If it is a life of luxury you seek, look no further than Rivergate subdivision in Goochland County, Virginia. This prestigious neighborhood is situated just outside of Richmond – so close, in fact, that the residences boast Richmond mailing addresses. The main entrance to Rivergate is found right off of River Road, though there is a second private entrance off of Patterson Road. Commuting to work from the subdivision and getting around the county could not be simpler, with Highway 288 being set only minutes from the homes of Rivergate. Even more enticing for those that like variety, residents of this community are not limited to the amenities of Goochland County; instead, the close proximity of Henrico County puts all of the best of both counties within easy reach.

Upon arriving at Rivergate, custom signage displaying the subdivision’s name greets residents and visitors alike. Because this is a gated community, the entry roads lead to wide metal gates, which are flanked by classically designed pillars. Manned gate houses ensure that only authorized personnel pass through the gates and into this exclusive subdivision. In fact, Rivergate is careful to keep up with code changes to prevent unwanted visitors and those drivers just looking for a shortcut from entering the neighborhood. Wind back through the well-maintained, meandering streets to see what this planned community is best known for: its beautiful homes.

Being private in nature, there is a total of less than 70 homes within Rivergate, 67 to be exact. Each property is custom built to the highest standard of quality and is designed in a variety of architectural styles, including but not limited to contemporary, transitional and colonial style homes. No two houses look the same as you drive through the community, and with an impressive amount of land with and between the homes, residents never have to worry about their neighbors being too close. In fact, this subdivision offers a total of approximately 368 acres of heavily wooded Virginia countryside. Residents have the opportunity to own between 2 and 6 acres – on average – of this prime land with their homes. This rate is at least $0.16 less than neighboring counties and is just one of the benefits of the rural environment Goochland offers.

Lakeside Living

As if the country atmosphere and quiet surroundings were not enough, the serenity of Rivergate is enhanced by the community’s sparkling 40-acre lake. Known as Rivergate Lake, the body of water is located near the River Road entrance to the subdivision, though it is easily accessible from anywhere in Rivergate. Much of the land surrounding the lake is vacant, for the enjoyment of all the residents of Rivergate; however, there are a select few homes that abut the lake and have direct access to the water. Even those residents that do not have a lakeside property have great access to the lake, as there is a community dock with a beautiful pavilion at the end. Have a seat on one of the benches overlooking the water, or cast a line from the dock – the choice is yours. The abundance of green space surrounding the lake only adds to the tranquil nature Rivergate has to offer.

The Homes

While Rivergate has an established, stately feel to it, this is actually a modern subdivision. Construction first began in 1998, and some of the most recently constructed homes were completed in 2007. The bulk of the houses, however, were built in the early 2000s. Driving through the subdivision, there are a mixture of stone, stucco and brick homes, amongst other styles. One thing all of the properties have in common is grandeur. The homes of Rivergate are large in size and on charm.

Potential buyers have the option of space, space and more space when it comes to this neighborhood. The smallest homes in Rivergate are constructed with well-over 4,600 square feet, and some of the largest measure in at over 10,000 square feet. These extreme examples are balanced out by a great number of homes in the 6,000- to 7,000-square foot range. The vast majority of residences feature at least four bedrooms and three bathrooms, though, of course, this varies with the size of the house. High-end finishes fill the houses, thoughtful details highlight the beautiful craftsmanship and the serene views are simply unmatched.

During the construction of Rivergate subdivision, great care was taken to preserve the original, rural look of the land. The region’s mature trees were left in place, and the topography of the lots was kept as natural as possible. As such, many of the properties are surrounded by trees to add an even further sense of seclusion to this exclusive subdivision. Sizable yards put the homes far enough apart to maintain this appeal, yet residents are close enough together to form a strong community and a wonderful place to call home in Rivergate.
