Parkside Village Neighborhood Guide

Situated on the eastern edge of Goochland County is the newer, planned community of Parkside Village. This subdivision is set within the Glen Allen area of Virginia and straddles the Goochland/Hanover County lines. Fortunately, getting to Parkside Village could not be easier, as the neighborhood is situated just off of Pouncey Tract Road – a well-known roadway for the region. Commuters and those driving to the community from elsewhere in the county appreciate the easy access from Interstate 64 and from Route 288, via the Rockville Exit.

The land on which the homes of Parkside Village are built was purchased in 2007 by the developers and includes a total of 64 acres. Originally the tract of land was being marketed for commercial usage, but the buyers were able to get the county to change its designation to residential and mixed use. That is not to say that all of the commercial land within Parkside Village is gone, as there are still several tracts totaling approximately 12 acres that are dedicated to future commercial ventures. Further, there are an additional 15 acres on the Hanover side that are agricultural in nature but have fantastic potential for future development. This leaves approximately 37 acres, which have been divided into 118 lots.

Throughout Parkside Village the properties range in size from less than 1/8 acre to around 1/4 acre. To maintain the privacy of the residents, homes are no less than 20 feet apart. Perhaps most enticing, residents do not have to spend their time cutting grass or landscaping, as the homeowners association Parkside Village has it under control. This is a mostly maintenance-free community in which lawn care and weekly trash pickup are included in the association dues. Care is taken to keep the overall aesthetic of the subdivision pleasing, and this includes professional landscape design at all of the 118 homes and in the common areas.

Of course the most beautiful element of the subdivision is the homes themselves. Homeowners have the choice of five floor plans, and there are two other proposed choices in the works. On average, the houses boast a total of 2,645 to 3,500 square feet, and this does not include additional square footage in the basement. That being said, basement options are only available as an upgrade. Residents have many other upgrades and finishes to choose from, as well, yet some factors remain consistent from home to home. All of the houses within Parkside Village include first-floor master bedrooms and energy efficient designs and materials to ensure lower heating and cooling bills. Ample storage space is offered in each home, as well.

What draws many homeowners to this neighborhood is its serenity. Parkside Village is designed as a 55 and up community. While families of all ages are welcome, there must be at least one occupant over the age of 55 in each home. In all, at least 80 percent of Parkside Village must be composed of senior residents. Active persons of all ages find the amenities in and near Parkside Village enticing.

In the Subdivision

Soaring deciduous trees surround this charming community and give a truly park-like feel. To get in touch with nature without venturing too far from home, residents have access to well-maintained walking trails surrounding Parkside Village. Cul-de-sac-capped streets minimize the flow of through traffic, and the water features within Parkside Village only enhance the beauty of the land. All of the green spaces are impeccably maintained by the same crew that services the homes, and this gives a cohesive look to the subdivision.

A convenience store – Aw Shucks – is located within the neighborhood, and there are future plans for other small shops and stores to enhance the livability of Parkside Village. Further, The Virginia Conservatory for the Performing Arts has agreed to purchase just over 1 1/2 acres to construct a 12,000-square foot dance studio. Just outside the main cluster of homes in the subdivision, residents enjoy quick access to Barea Baptist Church. The church is located at the intersection of Ashland and Pouncey Tract Roads and is literally minutes from all of the residences in Parkside Village.

Outside Parkside Village

Just outside of Parkside Village, the leisure and entertainment options this area has to offer are apparent. For golfers, there are several golf courses within close proximity, including award-winning options. Some of the most popular golf clubs include The Foundry Golf Club, Sycamore Creek Golf Club, Hunting Hawk Golf Club, The Dominion Club, The Federal Club and more. Residents have the option to join a private or open golf club based on their needs and desires. There are even several country clubs to choose from within close proximity to Parkside Village, many of which also offer fantastic golfing opportunities.

Continuing along Pouncey Tract Road takes travelers past Parkside Village and straight into the popular area known as Short Pump. Here, shopping reigns supreme. The most popular area is called Short Pump Town Center, and patrons come from all over Goochland and Powhatan Counties to peruse the vast selection of stores this center has to offer. In addition to retail options, there is also a great variety of restaurants to choose from, including ethnic and traditional offerings.

Following along Ashland Road on the other side of this planned community puts Interstate 64 at residents’ fingertips. This major thoroughfare stretches across the state and allows for easy travel to Charlottesville in the north, Richmond in the south and even to Virginia Beach in the east. Whether it is outdoor recreation or the convenience of the city residents seek, getting there could not be easier with this roadway sitting so close to Parkside Village.
