A Guide to Equestrian Properties in Goochland and Central Virginia
I spent my entire childhood growing up on my family farm in Goochland County and have great memories of playing in the creeks, woods, and fields. While Goochland and neighboring counties have changed since that time, one thing remains the same: beautiful and expansive farm land. Now that I am in real estate, I can honestly say that helping people find farm and estate properties, for themselves and their families (both animal and human :), is one of my favorite aspects of this career. I have put this page together to give both locals and people outside of Goochland a place to explore available properties that can accommodate horses, livestock and other farm animals. These properties will range from small acreage, “mini” horse farms, to larger equestrian properties with multiple acreage. While the focus of the page is horse properties in Goochland, I have also included horse and equestrian properties in neighboring Louisa, Fluvanna, and Powhatan Counties. I have included these counties because they are all equally beautiful and part of the “Central Virginia” corridor. You will find that most of these properties are within a 1 hour drive to Richmond and Charlottesville Virginia, and a 2-2.5 hour drive from Washington DC and VA Beach.

Goochland Horse and Equestrian Properties
Goochland County is centrally located in Virginia, just east of the city of Richmond (an easy commute via interstate 64). While Goochland is known for rolling hills and acreage properties, many also love its convenience to a variety of shopping and amenities in neighboring Short Pump, VA (Western Henrico County). Goochland is also home to West Creek office park, a 3500 acre business park which includes many businesses such as Capital One, CarMax and the Federal Reserve. Powhatan Horse and Equestrian Properties– Just south of Goochland, across the James River, lies Powhatan, VA. Powhatan is also a great area to find horse farms, from minis to larger equestrian estates. Powhatan is just west of Chesterfield County and convenient to all the amenities of Midlothian, VA. Fluvanna Horse and Equestrian Properties
Directly west of Goochland and south of Louisa is Fluvanna County. The population of Fluvanna, according to a 2013 census, is 25,977. While its still a reasonable drive to Richmond, Fluvanna’s western proximity in the state actually has most of its residents closer to the City of Charlottesville and the Blue Ridge Mountains. Fluvanna is also home to Lake Monticello, a 317 acre lake with a gated community of approximately 2,754 households.
Louisa Horse and Equestrian Properties– Louisa borders Goochland County to the north. Residents of Louisa enjoy easy commutes and access to Charlottesville and Richmond, via Interstate 64. The population of Louisa according to a 2010 census is 33,945. Louisa County also borders Lake Anna, Virginia’s largest freshwater, inland lake at 13,000 acres. .
