Stone columns accent the entry to this well-known subdivision, which is situated conveniently just across the street from Goochland Middle and High Schools with a dedicated paved walking path to the schools. The location puts homeowners within minutes of shopping and convenience in Goochland’s business district, while the history and culture of the Goochland Courthouse area is also within reach. Even with the close proximity, however, the underlying rural nature of the neighborhood remains. This community was designed with two sections of homes, with a cumulative total of approximately 90 properties. Many of the houses within Holland Hills were built in the early 2000s by Centex Homes and feature custom designs to suite many need. Transitional style architecture reigns supreme in Holland Hills, and this means the homes are attractive both inside and out. Perhaps the one thing that enhances the look of the subdivision the most, though, is the amount of space available. Acre-plus lots surround the houses, and to add to the privacy of the home sites, a great number of the region’s mature trees were left in place during all of the new construction. Even with the large lots and trees, however, residents never feel too far removed from one another, and the community still fosters a close-knit feel. Thoughtful planning went a long way in the design of Holland Hills as a whole.

Subdivision Amenities

As if the large lots accompanying each house throughout the subdivision were not enough, there are also common areas for residents of Holland Hills to enjoy. One of the best perks of this neighborhood is the stocked fishing ponds. Adults and children alike are invited to cast a line and relax in the great outdoors without having to leave the comfort of the subdivision. The brilliant blue skies and the region’s lush landscape only add to the natural feel and peaceful environment residents enjoy.

Regular community events are held to foster the sense of community within the neighborhood. To keep in touch with all of the events and happenings in Holland Hills, residents have access to an active private facebook group. Further, they can use the community website as a way to get in touch with the homeowners association, should any concerns arise. Yearly dues paid to the association allow the board to provide a fun and safe environment for members of the subdivision.

Due to the rural nature of the area, residents have been limited to DSL Internet service in the past; however, high-speed options are now available, as Comcast now serves Holland Hills. Other great amenities include quiet streets that are ideal for walking and running along, cul-de-sac roadways that limit the flow of through traffic and building sites that have long driveways and homes set back off the road.

Accessibility

Of course, with the middle and high schools being located just across the street from the entrance to Holland Hills, many people are drawn to this subdivision. Residents are actually within walking distance, as there is a sidewalk that crosses Bulldog way and connects the subdivision with the schools. The local elementary school is also located within a few minutes drive, as is Goochland’s community college, J. Sargeant Reynolds Community College. Further, for those that desire a private education, there are two private school options within a 30-minute drive of the subdivision.

To add to the convenience, the new Goochland Elementary school is planned to be developed within walking distance to Holland Hills.

Education is not the only thing buyers seek when moving to Holland Hills, and it is the quick access to all of the area’s major hotspots that attract many. With U.S. Route 522 a stone’s throw away, residents have access to the amenities of Powhatan and Midlothian, the Blue Ridge Mountains to the west, and the City of Richmond to the East. When following Route 522 for a short 10 minute drive, residents will find the popular Maidens Landing on the James River.

The close proximity of Interstate 64 is a major perk, as this gives Holland Hills residents access to everything Short Pump has to offer, including all of the shops at Short Pump Town Center. Following 64 also brings a wealth of employment opportunities, such as those found in the West Creek Business Center. Following the interstate even further north takes travelers to Charlottesville, while heading south takes drivers right into Richmond.
